Under $600,000
For those wishing to enjoy the perks of new construction without having to break the bank, these homes and communities are calling your name.
Manatee Cove—Situated in South Naples, this single-family home community is being built by the third largest home construction company in the United States. Buyers are offered eight floor plans to choose from and build; however, there is a long turnaround time with new construction. Motivated buyers should consider one of five homes in Manatee Cove that are move-in ready such as this property.
Orange Blossom Ranch—A gated community located in the Northeastern region of Naples, FL. This picturesque community is laced with sparkling lakes and resort-style amenities including a community center, a large swimming pool and sport courts. Seychelles—Near downtown Naples, this carriage-home community features 4 styles of homes ranging from 2 to 3 bedrooms. Seychelles offers the comforts and conveniences of a new home with many modern and stylish amenities. Isles of Collier Preserve—This large, eco-friendly community is surrounded by nature and preserves with over 1,200-acres dedicated to nature, connected by a network of recreational trails, bike paths and waterways for kayaking. Residences with No Association—Some buyers prefer the flexibility of having no HOA. They have more freedom when it comes to landscaping and design choices. Plus, there are no annual fees making homeownership more affordable. Offered at $435,000, this home in the Golden Gates Estate subdivision is a perfect home for a first-time buyer. Located further North, this brand new home is slightly larger and ready for someone to call it home.
Under $800,000
Not every buyer is in the market for a single-family home. However, there are very few new construction condo and villa communities. Due to the demand and low supply, new construction villas and condos fall within this higher price point.
Ventana Pointe—This planned community offers 77 exclusive homesites in premier North Naples. The energy-efficient homes run on natural gas instead of electricity. While building from $556,000 is an option, the move-in ready homes begin at $650,000. Check out the five available homes here.
Abaco Pointe—Located just off of Collier Boulevard, Abaco Pointe is a small villa community conveniently located near excellent dining, shops, and schools. The attached villas range from approximately 1,500-2,200 square feet and are single-story. The soonest move-in is July 2023 but as they say, good things take time. Residences with No Association—In this price range, there are more options for new construction residences, including a few condos. Buyers can also find homes more centrally located to Naples. For $750,000, this home features beautiful upgrades and plenty of space. If you’re a buyer interested in condos, there are two fabulous condos in the prestigious Esplanade community that were built in 2021. The Bayshore Arts District has become a vibrant, popular area to live, so this custom coastal residence is sure to sell quickly.
Under $1,000,000
Location, location, location. With this budget, buyers are able to find homes that are centrally located. These properties are situated closer to main roads, shopping centers, popular restaurants, and of course, Naples’ beautiful beaches.
Compass Landing–Approximately 10 miles from Naples’ famous white sand beaches, this new gated community only has eight remaining homes to be sold. One of the largest floor plans, the Commodore, is set to be completed in February/March 2023. If you want to land a spot in this community, you will need to act fast.
Ardena–Luxurious single-family Estate homes await buyers that are not pressed for time. There is currently only one move-in ready home; priced at $1,520,758. However, there is currently one available homesite and 20 unreleased sites. There are a variety of plans to choose from under $1 million that can be built on the available lot. Since the community is situated in a sought-after area, it may be worth the wait.
Valencia Trails–As one of the only new 55+ communities in Naples, Valencia Trails is quite popular. There are four different home collections and each offer building plans at a different price point. Currently, only two floor plans are being built for early move-ins; Pearl and Sunrise.
Residences with No Association–A budget closer to $1 million means larger homes and more desirable locations. Just minutes away from Downtown Naples, this home is a rare find thanks to its incredible location and low price tag.
